I did a MLS search for rental incomes on similar duplexes on this street. It looks like the rents are $1375 up to $1600 for 2/1 and 2/2. It looks like gross rents could be $33,000 plus for this Duplex. Probably a little more, side A is a 3/1 and side B is a 2/1. You maybe closer to $37,000 in gross rents. The building does need some deferred maintenance addressed. The roof is the biggest issue. The rest appears to be lipstick items. The rented side is on a month to month lease.
